Please check if you have added the customised invoice layout file name on the Customer listing and in Company Setting.

Update the customer list
Customers > list > list of customers > tick the checkbox it will select all customers > update > select invoice layout > then the layout > save

And on company settings. I Company > change company settings > documents and statements > Invoice and statement layouts.

After importing the layout, navigate to an invoice and click on the dropdown highlighted below. All default layouts including the customized layout should be listed here. Select the layout if you wish to preview an invoice using this layout.

I have tried that as well and still does not give me my custom lay-out that I want. This is the reason why I am in dire need for assistance.
